Traditional estate agency service activities are under increasing pressure not least of which due to the present market downturn. Property owners as vendors or landlords require agents to have strong market knowledge and to employ ‘best practice’ methods often including a good deal of lateral thinking.
No two properties are alike, whether physically or by tenure, so it’s important to ensure that the aspirations of the client for a sale or lease can be supported by realistic market advice and detailed knowledge of the property itself.
Regular feedback and attention to detail during marketing and particularly during negotiations is absolutely essential as is the need to focus on a quick delivery of the deal. Once a deal has been agreed, avoidance of unnecessary delay and ‘red tape’ is the key.
An agent’s knowledge of legal and planning procedures, funding opportunities and changes in market conditions can speed up the process of disposal as well as obtaining best price/rent.
